How are you Speaker 1 00:00:11 Doing? Doing great. Uh, I love this neighborhood that we're gonna talk about. I love all the neighborhoods we talk about, so I don't even know wanna say it anymore, <laugh>, but Ridgely's Delight is a really cool neighborhood in a really cool location. Speaker 2 00:00:25 It is. So, Ridgely's Delight is kind of what we call a pocket neighborhood. You know, it's, it's surrounded by many things. And if, you know, you're kind of tailoring into the location, it's right in the heart of downtown. It's a nice historic neighborhood where you're surrounded by, you know, downtown Baltimore. You are in the shadow of the stadiums. You know, you walk out your front door, you have Oreo Park, Camden Yards, right there, m and t Bank Stadium, and then you have Martin Luther King Boulevard to the side. So you're surrounded. So it becomes a nice little pocket. You're, you know, right in the middle of everything. It, the, Speaker 1 00:00:56 The access to get in and out of the city is awesome. Right there. You have 95, 3 95, you have all the ways to get Northeast, Southwest. Mm-hmm. <affirmative>, like with literally a, a five minute drive from, from there. So you don't have to drive through the whole city to get out of the city. Speaker 2 00:01:08 No, exactly. And it, it's, it's a very walkable neighborhood, especially for people who work downtown. You know, you have University of Maryland Medical Center with all of their programs, the dental school, school, social work. So it's really great for students, it's great for doctors, nurses, healthcare professionals, but also other people who work downtown. Whether you're in the financial or the government sectors. You know, you don't have to worry about getting your car and dealing with downtown traffic. You can just walk to Speaker 1 00:01:33 Work. Yeah. One of, one of the unique things about that neighborhood is you can buy like an investment property there and, um, you can rent rooms out mm-hmm. <affirmative> because of the, uh, you know, constant rotation of students that, um, it's, it's a pretty good investment. Y you know, in, in, uh, renting rooms like other people rent whole houses mm-hmm. <affirmative> and, and keeping them constantly filled. Yeah. Constant backlog of, of people. But, so the, I mean, the walkability is, uh, phenomenal. I mean, you literally can hear the games from that neighborhood. Yeah. The, the, the Orioles games. Mm-hmm. <affirmative>, the Ravens games, you gotta walk a whole like five minutes to get there. Right. Speaker 2 00:02:08 It's a, it's, I mean, five minutes is a long Speaker 1 00:02:10 Walk. You got top golf, you got all the financial companies that are downtown you can walk to in 10 minutes. Um, it's, it's, um, and then the Southwest neighborhoods, everything cool happening in Pig town, all the breweries, all the, all the things that are popping up over Speaker 2 00:02:22 There. Holland's market, everything. You know, they Speaker 1 00:02:24 Just redid the Holland's market. Speaker 2 00:02:25 Mm-hmm. <affirmative>. Mm-hmm. <affirmative>. Yeah. It's great cuz you know, as you know, I'll nerd out a little bit. You know, you have the B and o museum. Oh, we Speaker 1 00:02:32 Love it. Our Speaker 2 00:02:33 Son loves it, you know? Yeah. As a, as a 30 year old guy who loves trains, you know, <laugh>, I, I enjoyed, I enjoyed going there Speaker 1 00:02:38 A lot. We went there for Thomas, Thomas the train ride, and then we went back for a, uh, Christmas train, train ride with our son. And, uh, it's amazing to see that technology of some of those trains that they have there. Cuz it, it's like, that was like, that was like an Apple iPhone. Like that was like the tech of the time. Steam engines that drove these monster, uh, machines. I, I love it. I I, I, I'll go back anytime. My, my wife wants me to go back there with the sun. Yeah. Speaker 2 00:03:04 Yeah. It's, it's awesome. And there's, you know, there's so much even within the neighborhood too, yourself. I mean, you have the, the babe, the Babe Ruth Museum, you know, where his house that he was born in and raised. I mean, that's a really cool thing to go to, especially if you are a sports fan. I mean, you know, arguably one of the greatest baseball players of all time is born and raised in that neighborhood, which is really, really cool. Speaker 1 00:03:22 Yeah. Is, um, Edgar Allen post's house close by there, or? Speaker 2 00:03:26 It is close by. It's, it's across Martin Luther King over in the southwest part of Baltimore, but in there it's still, yeah. General area close Speaker 1 00:03:31 Mm-hmm. <affirmative>. Yeah. So, I mean, you have, uh, great access. Uh, you can get to Rash Field in probably about like a, you know, 10, 15 minute walk Yes. Sign center, everything around the inner harbor, all the, you know, the, the, the parks in Federal Hill, there is some, some grassy areas, uh, you know, for, for pets in Ridgeley to light. Yeah. Um, but there, there's not a big park, like a Paris Park or George Hill Park or anything like that. I mean, it's such a small, like sliver of a Speaker 2 00:03:59 Neighborhood Yeah. In the heart of downtown. So it's, it's a little bit more difficult to find green space there. But, you know, you're, like you said, just because it's so centrally located, you do have pretty close access to the inner harbor rash field in Federal Hill Park, and, you know, going into some of the other neighborhoods For sure. Speaker 1 00:04:14 One of my editors just got married and her husband and her brother lived in Ridgeley Delight and, um, while they were living in Ridgeley, because they were Orioles fans mm-hmm. <affirmative> and, um, during his speech at the wedding, uh, he talked about that time and they, I think, God, they went to like 70 games a year. And I mean, they were all like hardcore Orioles fans. And that's when they met my editor. And, and, um, so it was pretty interesting to hear people that actually lived there because they were Orioles fans. I mean, they could literally walk out the door and be at the stadium in like two Speaker 2 00:04:50 Minutes. And it's, and it's such a good atmosphere too. I mean, as somebody who goes to, you know, I'd probably say 20 plus games a year, you know, we go right over to Washington Boulevard where you have the strip of, you know, the, you know, pickles, pub sliders, you know, the, all those, all those great places. Grab some food, grab some drinks before the game, the atmosphere that is built because of, you know, both of the Ravens and especially the Orioles being in that neighborhood brings a lot of excitement and liveliness to that city. And, you know, people will come out and, you know, from the neighborhood hang out, have a gr have a really good time, and, you know, it doesn't, Speaker 1 00:05:25 It's a community built around that. Speaker 2 00:05:26 It is. Yeah. It is. And it's not to say that, you know, you do get a lot of noise, you know, it's not like you're getting, you know, living in that neighborhood. It's very quiet, you know, it's very residential. You're not getting people coming through the neighborhood. You're not getting people who are gonna park in that neighborhood because you do have permits. So it's all residential parking there, so you're not gonna have to worry about, you know, things like that. So it's, you know, you're close enough, literally, you know, spitting distance, but you're still, you know, far enough away from it when you're not getting the, the noise. Yeah. Speaker 1 00:05:52 And perfect. You know, we, we, I've had clients that own rentals there, there, like I said, in, uh, per perfect place if you're gonna school at the dental school. Mm-hmm. <affirmative>, uh, this particular client rented to a lot of people. I think she'd post her properties on, uh, the dental school had like a, um, online mm-hmm. <affirmative>, um, place for, for rooms and, and constant flow of, of dental students. And I mean, it's literally, you're like a block away. Yeah. Perfect location if you want townhouse living versus like an apartment mm-hmm. <affirmative> or something like that. And I mean, there is a range. There are some apartment buildings actually in Ridgeley. There Speaker 2 00:06:25 Are, you have the, uh, the Salec Cloth Delta factory, which is, which is the big one there. But you know, you just go right outside of the, you know, the neighborhood border and you have all the apartments that are downtown as well, um, like the Zenni and a whole bunch of other ones. But, you know, if you want that kind of old school, you know, city living and not having to be in a high-rise, I mean, originally is the place to go, especially for, you know, people who, you know, med school, dental school, law school, social work. Right. School of Pharmacy, anything the University of Maryland has to offer. And even still, you know, you go right across mlk, you have the, the bio park, you have a lot of, you know, healthcare based biopharm companies all there, and it's all, you know, a really quick walk. So it's really great for people in the medical Speaker 1 00:07:03 Profession. And it's not crowded, um, as close as it is to all of the retail, you know, uh, restaurants and bars and things like that. It doesn't have many in the neighborhood, so it doesn't, you know, it's not like Canton Square where you have, you know, a lot of restaurants and you have all that, you know, busyness around that. It's got like a coffee shop and a couple like cafes. Speaker 2 00:07:25 There's a couple restaurants. There's like Corner Bistro, which is one that I've been to a few times. There's Speaker 1 00:07:29 Yeah. But there's, it's small scale mm-hmm. Speaker 2 00:07:31 <affirmative>, it's not like, yeah, yeah. There's Corner, corner, you know, cheer style bars with really good options, but you don't have that Speaker 1 00:07:36 On the north part of mm-hmm. <affirmative> of it. Right, Speaker 2 00:07:38 Right, right. Speaker 1 00:07:38 Yeah. But it, it's not, um, you know, it's not like being on Cross Street or, or on, in Federal Hill or Canton Square or, um, the avenue in, in and in. It's Exactly. It's, it's, it's pretty, it's more, it's, it's a more chill neighborhood, believe it or not. Like in the middle of, of everything that's happening. Speaker 2 00:07:56 Exactly. Speaker 1 00:07:57 Now, from a real estate standpoint, um, over the years, and I'm going back into like, you know, the early two thousands, 2000, 2003 when I, when I first learned about Ridgely's, um, it was a more affordable alternative to Federal Hill, certainly. Mm-hmm. <affirmative>, it had a lot of the same, um, benefits of proximity to everything. Yeah. Um, and, and it, and it still is, you know, from a a affordability standpoint, it's, it's certainly more affordable than, than, uh, federal Hill. It's probably right in line with some of the other Southwest neighborhoods on the other side of mlk. Yeah. Um, but you, you have, you get a mix of, uh, there's some, there's a mix of options in that. Speaker 2 00:08:39 There is, I mean, it's, it's a historic neighborhood, so you do get more historical housing, you know, your two story, three story townhouses, but they're, they're not all the same. You get some thinner, you know, 13, 14 foot wide three story houses. If you want to live more vertically than you have some two stories that are a little bit wider. Um, so you do want that. If you want the historical, you know, aspect of living, you know, with those nice townhouses, then Ridgeley is the way to go. But you know, like we did mention previously, you know, if you are kind of looking to rent, there's plenty of options there. Yeah. As well. There's not much in terms of new construction or, or condominiums. If you, if you want that, you do have to venture more into the heart of downtown. Speaker 1 00:09:18 Yeah. I mean, definitely some adaptive reuse. Uh, there are a few condo buildings, you know, um, old, older buildings that were converted into some condos and apartments, uh, mixed in there.
