Mm-hmm. <affirmative> one of my favorite neighborhoods. And you know, it's gonna, we're gonna do about a hundred of these before I, you know, before I get to where, you know, it's not my favorite. Speaker 1 00:00:38 Um, all right, Nick, so if you had to describe to somebody where Locust Point is, how would you describe that?
Speaker 3 00:00:44 The, uh, the Peninsula in South Baltimore. So, you know, you look at the map where it is, uh, right on the bottom edge of the inner harbor, uh, where Fort McHenry is the creation of the Star Spangled Banner, all that fun stuff. Also no locusts in Locust Point, so always good to know, contrary to popular belief. Um, but it's a nice little neighborhood, really easy access to 95. You know, you can get to the tunnel right there,

Speaker 3 00:01:09 Mm-hmm. <affirmative>. Yeah. Yeah. But it's, it's realistically a one way in, one way out neighborhood. Ford Avenue takes you in and out through, through everything. So it's a nice little neighborhood. Yeah.
Speaker 2 00:01:17 It's also a good neighborhood to like be in Locus Point, but then you have Fed Hill in Riverside Park right next to it. So you can not only live in Locust Point, but have direct access to those two neighborhoods as well,
Speaker 1 00:01:28 You know, for a, uh, what we would call, you know, southern Baltimore City, south Baltimore. Right. Um, it's one of those neighborhoods on the edge where it's like, uh, you know, it's like a small town in a big city. Yes. And it's almost almost like not being in the city. You're on the, on the edge. I know what my wife and I, we had thought about moving to Locust Point, and it, um, just felt a little bit out there. I mean, obviously it's on a peninsula mm-hmm. <affirmative>. So you, you have that sort of, uh, uh, the geography that, that makes you feel a little separated versus like a neighborhood that is surrounded by other neighborhoods. Right, right.
Speaker 2 00:02:04 Yeah. I mean, whenever I'm kind of explaining Locus point to people, like I explain Fed Hill is like where your like crazy nightlife is. If, like, if you've got a lot of bars and restaurants and you wanna be a part of that, yeah. That's where you wanna be. If you don't wanna have that access to those bars and restaurants, but be a little bit more on the quieter neighborhood side, you go to Locus Point,

Speaker 3 00:02:28 Yeah. But with less traffic, if that makes sense, because you are surrounded by water on three sides. Right. And there is realistically one way in and out. Yeah. It's, it's a very more, it's a quieter kind of leave it the Beaver style neighborhood.

Speaker 3 00:03:04 You I do, yes. I, if people don't know, I do live across, um, in, in Riverside. Um, so you have McHenry Rowe right there with liquor stores, pet stores, Harris Teeter, um, Harris Teeter's right there. Dunking Dough Nuts. And then Two Minute Walkaway, a Southside Marketplace, a new giant just opened up. Mm-hmm. There's gonna be a five below there coming in soon. You got your Starbucks Chipotle. Um, and not to mention just, you know, nice little corner shops and stores, barbershops, hair salons, you know, all scattered and really, really close, which is nice. Yeah.

Speaker 1 00:03:39 Yep. You know, and, and I love in Canton with water taxi over there. Spend some time at Fort McHenry picnic with our, with our son. It's, it's actually one of the, uh, only parts of the ca where, well, you can lay it, you can put a blanket out, lay out on the waterfront, and have a picnic. And it's very chill. There's not, you know, it's not a lot of foot traffic, there's not any traffic. It's, it's a really, really cool spot.
Speaker 2 00:04:06 Yeah. I mean, also Latrobe Park, I think of too, is a good spot to just, um, bring your dogs, bring your family, and just really hang out and enjoy the community there.
Speaker 3 00:04:14 Yeah. That's, Latrobe is a really nice park. I mean, they, they put brand new turf fields in there a couple years ago. So a lot of youth sports, a lot of more adult rec sports play there. I play soccer Monday nights at Latrobe.

Speaker 3 00:04:27 Mm-hmm. <affirmative>. Yeah. It's nice. It was, you know, since it's so close to Under Armors since their, their headquarters is in Locust Point, you know, they put a lot of money back in the community, building up a lot of the parks in the neighborhood and everything like that. You know, they have a great dog park. They do a festival in the fall every year. There's tons of vendors and stuff. I go every year. It's really fun. They throw a lot of events there. Um, it's a great, it's a great little spot including, um, you know, Fort McHenry. You have a lot of green space in that neighborhood.
Speaker 1 00:04:54 Yeah. The, uh, so we know, we talked a little bit about being removed from the nightlife, but there is nightlife. It's just a little more spread out there. There are bars and restaurants that, that are, are really good. And that, that scene there, although it's not as condensed, uh, unless you're in McHenry Row, but throughout the, it's more a traditional neighborhood where you, you where, where things are a little more spread out, right? Yes. Doesn't
Speaker 3 00:05:16 It? Yeah. Yeah. You have a nice little corner spots in, you know, Fort Avenue. You just go up, you know, take five, 10 minute walk, you know, you're, you're back onto where a lot of the bars and restaurants are. But there's a lot of really nice, you know, classic places. Like for me, you know, LP steamers as an institution mm-hmm. In Locust Point. You know, we, I tip my, whenever my dad comes to town, we go there for crabs every, every time. Um, and then probably my favorite restaurant in the neighborhood is Barracudas. I swear by that place. It's awesome. Yeah. Oh,

Speaker 2 00:05:44 And then you also have Diamondback Brewing mm-hmm. <affirmative>, which is great as well.
Speaker 1 00:05:47 Yeah. Yeah. So Locus Point was always a, well, well, for many years it, you know, you had the two popular neighborhoods. You had Canton, federal Hill that everybody heard about. Right? Like, I mean, just generally in, in, in the Harbor neighborhoods, those were like the, the, the, the two highest volume of Transac, you know, real estate transactions. And, um, you know, over the years you would have people look at, uh, look as point as more affordable alternative to Federal Hill. But then, you know, over the years with Under Armour moving in and McHenry Rowe and a lot of new construction, uh, there are some really fantastic real estate options in Locus Point, wouldn't you say?
Speaker 2 00:06:25 Yeah, absolutely. I mean, I think of, like you said, it's kind of a, a nice mix between historic and new construction. I know Ryan Holmes is building a community there called Banner Row, but also I think my favorite spot there is the condominiums at Silo Point. They're made, it's like right on the water. It's from a old 1923 grain silo, super industrial, just in incredible architecture and views of the city.
Speaker 3 00:06:50 Yeah. It's, it's awesome. I mean, a lot of famous athletes live there when they would, you know, when they lived here. And she, like she said, there's a great mix. You know, you have bigger new construction, three, four bedroom townhouses with garages, you know, sweeping rooftop deck views of the water. And then you have the more traditional, you know, row homes, two to three bedrooms, and depending on the size you want, there's, there's all sorts of levels of, of pricing that you can look for.
Speaker 1 00:07:14 Yeah. I don't remember the exact year, but, um, you know, it might've been like 10 years ago. Uh, what, what happens with the chap tax credit is people get together and they hire a consultant that comes in and does this study about the neighborhood where they actually inventory like every single address. Mm-hmm. And I forget the, the expense, I think it's like 10 grand or something like that. So you get a couple people together, do this study, and then they deem that neighborhood, uh, you know, a, a, uh, where you can do chap renovations. Right. And that really was a big thing that picked up. I'd have to go back and look, I feel like it was like 10 years ago, but you can go back and that's that incentive where, um, there was a little bit more happening. But the basic way to explain it is your, your taxes are the same as they were pre-renovation.
Speaker 2 00:08:02 Right. That's a great advantage and incentive for a lot of people moving to the city to kind of avoid those higher property taxes.
Speaker 1 00:08:09 Yeah. You know, that's a really, really big one. And then you have your live near your work grants. Mm-hmm. <affirmative> or different areas of the city, different employers and, and things like that. Yeah. So the three of us are real estate agents. We're on the Greatest Moves team.
