Speaker 1 00:00:03 Welcome to another episode of Moving to Maryland. Today we're gonna talk about a historic and elegant neighborhood homeland. I'm here with Caitlin Nick Trasa. Hey guys. Good morning. Good morning. Hello, Nick. Tell us where is this neighborhood located? Here Speaker 2 00:00:14 We go. So, Homeland, like you said, is a really awesome historic neighborhood in northern part of Baltimore City. So it's bordered by Charles Street, Northern Parkway, Loyola University, really close to the county line, um, and then close enough to downtown then it's pretty easy commute. Speaker 1 00:00:30 Caitlin. Uh, what uh, ways would you get to Homeland from highways, roads through, through the city, through the county? Speaker 3 00:00:36 Yeah. So you can take 83 to the Northern Parkway straight up. That way you can take, uh, 6 95, uh, to Bologna and take it in that way. Um, any way that you take York Road, you'll end up getting to Homeland. There's tons of access in through the city. Speaker 1 00:00:54 So it was the same development company that did Roland Park and Gilford, right? Mm-hmm. Speaker 4 00:00:59 <affirmative>, Roland Park Company. They built Gilford, as you just said, in Roland Park. They built, um, Homeland to be more of a traditional neighborhood, so not so many Victorians there. Mainly, uh, colonial style homes, Georgian style, lot of Tudor homes, lots of beautiful stone and tremendous landscaping. Speaker 1 00:01:17 Yeah. Tell me a little about, about the neighborhood, Caitlin. Don't they have, uh, some ponds and the Speaker 3 00:01:22 Lids? Yeah. Yeah. So, um, Frederick Olmsted is one of the designers of the neighborhood, and he is all about preserving natural beauty. So when they made the streets, they used a lot of the original, like carriage paths and stuff like that. So it's winding roads throughout. So for that reason, you don't have a lot of through traffic. Mm-hmm. <affirmative>, and they have these lakes, um, they call them the lakes. And, um, they're originally fed by a natural spring, which is really, really cool. They're a beautiful centerpiece of the neighborhood and create a wonderful walking space for those who live there. Speaker 1 00:01:55 The, um, Homeland reminds me a little bit about Stoney, the way that it, it was developed through, you know, using the winding roads and the carriage path and everything. Um, what, what would you say? Uh, you know, one of, one of, probably, I would think one of the key benefits of that, um, is you get a big yard, you get a nice historic house, but it's close to a lot of employers, isn't it? Mm-hmm. Speaker 2 00:02:17 <affirmative>, like, like I said when we were talking about the location is it's really right across the street from Loyola University. So a lot of educators live there in Notre Dame, university of Maryland, um, good Samaritan, hospitals really close. And then you have, you know, really easy access to the county, easy access downtown. Um, so it's, it's a good location that's quiet, but you're still really, really close to everything. Speaker 1 00:02:39 What about, uh, Caitlin, the walkability in that neighborhood? Speaker 3 00:02:43 Um, well obviously lots of lovely places to walk within the neighborhood, but if you wanna walk outside of the neighborhood, Belvedere Square Yeah. Is really close and that's fun. Um, you've got all of the amenities that are right there in Towson slash Stoney, so like the Charmie, the Starbucks, all of that stuff I would say is also pretty accessible. But a lot of stuff you're gonna go out of the neighborhood just because it is such a community, um, neighborhood. Sure, Speaker 1 00:03:12 Sure. It's more residential. It's not gonna have Speaker 4 00:03:15 The, they have a couple of events, um, during the year at the Lakes. They do, uh, I think there's a children's Christmas choir that performs at the lake. They have, uh, Halloween things that happens around the lake and adults participate as well. So there are some things the community does. They have a really good, um, homeowners association there. So it's really tight-knit neighbors know each other and do things together. Speaker 1 00:03:39 What are some of the closest notable restaurants if you live there? Speaker 4 00:03:42 Well, in the Bevel Deer Square, there's Grand Crew, which is restaurant and good wine. Yeah. Speaker 2 00:03:48 And you're really close to all the restaurants that Rowland Park has to offer as well. So Miss Shirley's, Johnny's Petite Louie, um, you know, everything that they have as well. So those are all, you know, like I said, if you wanted to take a longer walk, you can, but they're still really easy and accessible from Homeland. Speaker 3 00:04:04 Absolutely. Yeah. Speaker 1 00:04:05 Yeah. So the people that I've worked with in Homeland really like the neighborhood vibe. I mean, it's just, uh, seems to be, you know, kind of like a Mayberry with, uh, families and, uh, people walking their dogs and, uh, hanging out with their kids. Do, do, do you hear it the same? Speaker 3 00:04:24 Absolutely. Yeah. Very, very like family community oriented. I mean, that was one of, um, Frederick Olmsted's like big philosophy was he wanted to, that's why he was so intent on creating all of these green spaces because his philosophy is that like, that's where people come together and community is created. So it's definitely a cornerstone of that neighborhood. Speaker 1 00:04:47 So one of the things, uh, that's, it's tough to get in that neighborhood, isn't it? Speaker 4 00:04:53 Yeah. There is relatively no inventory as we speak. Mm-hmm. <affirmative>, I believe there's one house when the market right now, one under contract, and, and that's it. So if you wanna live there, you need, if you see a house come on the market, you need to bring a contract with you. <laugh>. <laugh>. That's how competitive it is. Excellent. And there's been less than a dozen houses sold there in the last three years because people stay there. Mm-hmm. <affirmative>, it's the perfect location and things that families are looking for, and it's convenient, but yet it's a little bit suburban feeling and there's Speaker 1 00:05:24 No reason to move. The values have skyrocketed. Haven't Speaker 4 00:05:26 Skyrocketed. Mm-hmm. <affirmative> absolutely Speaker 1 00:05:27 Skyrocketed. So let's talk about the real estate and, and, uh, real estate options. Uh, price ranges in the neighborhood. Mm-hmm. <affirmative>, what, what, what do you see? Speaker 2 00:05:34 So Lake Tristan kind of said the, the houses are very stately. You have colonial style, Tudor style, stone fronts, brick fronts, very manner style houses with good yards. So it's a historic neighborhood. So there's not a lot of new construction. A lot of the houses are bigger, so they are more tailored Speaker 1 00:05:48 To, and there's no construction, right? Speaker 2 00:05:50 Mm-hmm. <affirmative>, no, no, not at all. So, um, you know, and there's different styles, like you said, and, and, and different variations. Cuz you do have the people who've been there for longer the houses that do need a lot of renovation. And then there are people who have moved on, you know, to other places and have newer, um, renovation places and they can go anywhere from, you know, 500,000 to something that needs a little bit more renovation over to over a million dollars. Speaker 1 00:06:16 That, Speaker 4 00:06:17 That absolutely. I, I was looking, um, just yesterday, cause I have a client interested in the area and looking back at some things that have sold recently, and there was a sale, I believe it settled at 5 95. The house needed a lot of work. I mean, it was a beautiful home. The structure was beautiful, it had a lot of space. It was over 4,000 square feet, two car garage, and it needed new kitchens. It needed new, new kitchen, it needed new bathrooms. The basement was unfinished, never touched. And you know, so for five, $600,000, that's the in for a house that needs a lot of repair. Speaker 1 00:06:51 Right. And we were talking, uh, earlier about, uh, in homeland, uh, house that was selling in the 600 s like three years ago is selling in the 800 s today, Speaker 4 00:07:01 Right? Absolutely. There are two that just settled. One, well, a couple months, maybe three months, 8 58 and a quarter. And previously had sold for mid upper sixes in both situations Speaker 1 00:07:13 Just a couple years ago, right? Speaker 4 00:07:14 Mm-hmm. <affirmative> and those houses three or four years ago had already been renovated new kitchens, new bathrooms, and they were selling in the mid upper sixes, and now they're selling in the mid to upper mid eights or upper Speaker 1 00:07:25 Eights. That's, that's great appreciation. Speaker 4 00:07:27 Yeah. Tremendous growth.
